New Construction in Parker, TX — Custom Estates on Your Own Acre

Parker's new developments are bringing modern luxury to Collin County's most private community. Here's what's available, who's building, and how the process works.

Why New Construction in Parker Is Different

New construction in Parker is not like new construction in Frisco, Prosper, or Celina. There are no production builders putting up 200 homes a year from five floor plans. Parker's one-acre minimum lot size and low-density zoning make the mass-production model impossible. And that's the whole point.

Building new in Parker means working with a luxury custom builder on a one-acre-or-larger lot in one of the city's developing communities. You're not choosing from a catalog. You're designing a home from scratch — or substantially customizing an architectural plan — to fit your lot, your lifestyle, and your budget.

If you've been priced out of custom builds in Southlake or Westlake, Parker is where you need to look. A one-acre lot with a 4,500-square-foot custom home runs $1.5 million to $2 million. An equivalent setup in Southlake — if you could even find one-acre lots — would cost $3 million to $4 million.

How the Custom Build Process Works

Step 1: Secure Your Lot (Month 1–2)

It starts with the land. In Parker's new communities, lots are sold individually, typically through the developer or a listing agent. Lot prices range from $350,000 to $500,000+ depending on the community, size, and position. Premium lots — corner positions, lots backing to green space, lots with mature trees — command higher prices and sell faster.

Step 2: Select Your Builder (Month 2–3)

Most Parker communities work with a pre-approved builder list — a vetted group of luxury builders vetted for quality, financial stability, and track record. The list is typically 3 to 8 builders. This is where having an experienced agent matters enormously. We know these builders personally — which ones are on schedule and on budget, and which ones are strongest at particular design styles.

Step 3: Design Your Home (Months 3–6)

Design is the longest decision-making phase. You'll work with your builder's design team and often an independent architect to create floor plans, select exterior materials, and nail down major structural elements. Expect 10 to 20 design meetings during this phase.

Step 4: Construction (Months 7–18)

A Parker custom home typically takes 10 to 14 months to build once construction begins. Larger homes or homes with complex features can push to 18 months. The best builders provide weekly photo updates and monthly walk-throughs. Change orders happen — managing them without blowing the budget is where builder selection pays off.

Step 5: Selections and Finishes (Overlaps with Construction)

While framing and rough-in work is happening, you'll be selecting interior finishes: flooring, countertops, cabinetry, lighting, plumbing fixtures. This is where budgets get tested. The difference between builder-grade and luxury-grade finishes can add $100,000 to $200,000 to a project.

Builders Active in Parker

The builders working in Parker's new communities are regional luxury specialists — firms that build 10 to 25 homes per year, maintain close relationships with their subcontractors, and treat every home as a portfolio piece.

They build on acreage. Site planning, drainage management, landscape integration, and outdoor living design are all different at scale. Parker's approved builders have specific experience with large-lot construction.

They're local. The builders active in Parker are based in north Texas and know the soil conditions, the weather patterns, the supply chains, and the subcontractor market.

They have portfolio homes you can tour. Most Parker builders have completed homes in the area that you can visit. We recommend touring at least three completed homes from any builder you're seriously considering.

Buying New Construction? Use Your Own Agent.

This is critical. When you buy a new-construction home, the builder's representative works for the builder — not for you. Having your own agent, especially one who knows Parker's builders and neighborhoods intimately, changes the dynamic completely.

Having your own agent on a new construction deal costs you nothing. The builder pays the buyer agent's commission, and it's already built into their pricing model. If you don't bring an agent, the builder keeps the commission as additional profit. There's zero financial reason not to have representation, and every practical reason to have it.
